Can You Use Renderings in a Lender or Investor Deck?

Can You Use Renderings in a Lender or Investor Deck?

Yes. Renders are standard in a development deck, provided they match the drawings you are financing and are labelled as illustrations. A deck usually needs three to five views, from $199 per image each, with a first draft in 3 to 5 business days. The risk is mismatch: a render that shows more than the scheme includes invites questions from a credit committee.

Which views a deck needs

  • One hero exterior in context, on the cover or the opening page.
  • An aerial or site view when location, access or the surrounding market is part of the case. See aerial rendering.
  • One or two interiors or amenity views that show the product being sold or leased.
  • A furnished floor plan for the main unit types, from $149 per plan, to sit beside the unit mix table.

Match the financed scheme

Build the images from the same drawings the lender or investor has been given. If the design changes before closing, tell us and the views are updated; a deck whose pictures disagree with its plans costs more trust than it earns. Keep finishes, unit counts and massing consistent with the pro forma.

Label them

State on the page that images are illustrative and may differ from the finished building. This protects you and is the norm in offering material. We do not advise on securities or lending rules, so have counsel review the wording of any investor document.

What not to do

Do not crop or edit the delivered images to show features the scheme does not have. Do not use a single glossy image as a substitute for a view of the real site context.

Worked example from our delivery records

In our delivery index, two projects typed multi-family each came to four delivered renders over two revision rounds. That is the size of a typical deck set: an exterior, an aerial, a unit and an amenity. The type is a heuristic assigned when the folders are indexed.

  • Can the same images go on the leasing site? Yes, once the design is approved. See renders needed to start pre-leasing.
  • Do I need an animation for investors? Not usually; a short film helps when the site is hard to picture. See animation cost.
  • What does the set cost? See pricing.

Next step: send the deck outline and drawings for a written quote.
