The Brief

A single street-level view

Five storeys, red brick with cream precast concrete accents, an arched main entrance, symmetrical fenestration, a landscaped front with street trees, and a flat roof carrying its own rooftop elements. Pedestrians and parked vehicles were part of the ask from the start — this had to read as a real street, not a rendered elevation.

Working One Frame

What one image has to carry

One frame, every job

A design-build firm doesn't always need a set — sometimes it needs one image that can sell the vision, anchor the marketing, and give stakeholders something concrete to rally behind. That was the whole brief here.

Brick against precast

The read depends on the contact between two materials: red brick masonry with real coursing, and smooth cream precast concrete at the datum lines. Get the roughness and reflectance wrong and the wall reads as one flat surface instead of two considered ones.

A street, not a stage

Street trees, parked vehicles and pedestrians carry the scale — without them a five-storey mid-rise floats. The entourage has to feel like a Tuesday afternoon on that block, not a backdrop.

No second attempt

With a gallery, a weak frame gets buried among the strong ones. With one commissioned image, the arched entry, the fenestration rhythm and the roofline all have to land correctly the first time — there is nowhere for an error to hide.
