Project Overview

The scope for Coastal Duplex Exterior was substantial — 2 perspective views for a multi-family residential project that the real estate developer was preparing to take public. Every image had a purpose, from investor decks to the project website.

The Challenge

The biggest hurdle was fidelity at scale. With 2 compositions to produce, we couldn’t afford to let quality drift between the first render and the last. Every image needed to feel like it came from the same visual universe.

Lighting was the quiet challenge here. The real estate developer wanted Daylight, Dusk / Twilight conditions, and getting those to look natural — not staged, not oversaturated — is where a lot of archviz falls flat.

Our Approach

We started where we always start: with the drawings. Every wall thickness, every material notation, every site boundary got translated into the 3D model before we touched a single texture or light.

Material selection was hands-on. We sourced textures from manufacturer libraries and matched them against the specification documents. Where specs were ambiguous, we sent samples to the real estate developer for sign-off before rendering.

Feedback cycles were structured. We presented renders in context — placed into the marketing layout or presentation deck — so the real estate developer could evaluate them as their audience would see them, not as isolated files on a white background.

The Result

Delivery took 2-3 weeks from kick-off to final files. The 2-image set now powers the project’s online presence, sales centre displays, and social media content.
